Grand Promenade questions

We are moving to Hong Kong shortly and are interested in the Grand Promenade development.... anyone who can help with a few questions or just a general overview of life at GP would be appreciated.
1)I've read a few topics saying that as there are lots of empty apartments at the moment there are always lots of agents showing people around... is this still true? and if so does it really effect day to day life at GP?
2)How is the clubhouse? Seen lots of info on the website but no actual photos... is it as good as it sounds on the website?
3)Open areas... are there places to sit outside/sunbathe?
4)Internet access- is this provided in the apartments? Is it a broadband plug into a socket job or is it wi-fi enabled?
5)Finally, do you enjoy living at GP?! any pros or cons?

I have been living in Grand Promenade for year and moving out this week!!, the experience has been great till the past couple weeks when the humidity level started to increase. Here is my feedback to you:
1- I believe there are still many empty Apt in the complex, which would give you some room to negotiate the rental price.
2- The club house is very nice; I would say “one of the nicest I have ever seen in HK”. It's 130K sq/ft house, with a pool, spa, 2 music rooms, 4 karaoke rooms, cooking rooms, small bowling alley, wine and snooker room, kids game area if you have any........etc
3- There is plenty of outside area within the development especially around the outdoor pool.
4- I have never used their internet, but I would assume that all the tenants share the same bandwidth.
5- As I mentioned I really enjoyed living there, till the past 2 weeks when i spotted some mold mark in one of my rooms. I was very disappointed as the Apt was brand new when I first rented it.
The area around the building is really nice; there are many bars and restaurant by the bay strip.
The building is located in a good school district If you have kids, there are at least 2 schools (Korean intl school and something else…). There is a golf driving range within 5 mins walk if you fancy golf.
I would suggest that you visit the place on your own and see if it would suit your needs. I would also suggest addressing the mold issue to your agent and landlord; if the apt was painted by the developer then I will start molding within one year of you there.

Er, welcome to Hong Kong. The only way to keep the mold at bay (unless you are very lucky and have a very high, open apartment where you can keep the windows open a lot to move air through) is aggressive dehumidifying / aircon. It doesn't matter how old the apartment is.

I had my AC on all year long except for the past couple months when the temperature dropped, so I cant believe 2 months of no A/C would create this much damage. My Apt is located in 39 FL so I dont consider that "low", I personally didnt like the paint quality since the day I stepped in........The paint was probably bought in Bulk!
The building is facing the water, so I would assume the humidity and salty water would generate enough acid humidity to grow mushrooms!!!!
Quetions for you Smog:
How can I get rid off the mold once it appears? I have been cleaning the s***er every other day and everytime I clean it, it would come back thicker and faster.

No-one can the first time it happens. Clean it with diluted bleach. But you need to be running a dehumidifier to keep it away. If your aircon has a "dry" setting then use it, if not then you'll need a separate dehumidifier unit. Mine is currently pulling 2 or 3 litres a day from an apartment that is no doubt substantially smaller than yours, and those 2 or 3 litres would have been enough to feed the mould.

Thanks Smog. I'm so glad that I moving out this week so I don’t have to put with this annoying parasitic! The new place has AC already but I would buy unit to avoid growing mold again….

But AC does not control mould on it's own you need to have a dehumidifier running constant too

I always thought the walls were painted grey but then i happened to brush against them one night and found that they were another colour......anyway I have found that better than a dehumdifier is to a have a carpet which acts like a sponge and sucks all the water up from the apartment..... suffice to say yes mould is part of hong kong and the tropics and dont have any carpets without an ac or dehumidifier running......

YOU are so right Puyi, I didn’t think of that!.....I have two carpets home which I bought from Morocco, lately they start to smell like they were a bit wet. I guess it does absorb all the moist, however having a wet carpet home would make the house very malodorous

We have our de-humidifyer going 24/7. It's still amazing that we've had a 'bit of a cold snap' and I'm still emptying them every day!

Me too we have 2 going in 700sq ft and they still fill up even in winter

Overly dry air is not so great for your health though. Best to do as smog says and have some air movement. Running the extractor fan while you are showering can help to cut down mould growth in the bathroom, for instance.

But if you have Dehumidifiers that switch on and off and you can choose how dry you want it on a scale then that's fine....
Just dread to think of any mould growing and thankfully have never had to deal with it, even when I have living by the sea
