Lots of CX work colleagues live there and plenty of cabin crew. Only one real pub, and the shopping is rubbish. Rental is peanuts though - 12K for 1200sqft. Aircraft noise is present, but not as bad as people make out. Pollution is a widely talked topic, but I dont reckon its any worse than most of HK.

Agree with Spanner's take on this.

It's pleasant enough, the facilities are good, and the rents reasonable.
The concentration of expats is increasing as more and more people flee from the ever skyrocketing rents in Disco bay.

Major disadvantage: Getting home after 12:30am, having enjoyed a night on the town...

Yeah I know some Cathay blokes that live out there... always a pain in the arse for me to get there and back though... you know the saying "slow boat to china"?
Well, for Tung Chung visitors who are used to no journey taking more than 20 minutes, it's the slow traing to TC :)

Nice enough spot though... but I prefer where I am. If you work on the island, it's a long way to travel every day.

Really? I'm just in the process of considering a move to DB to get away from the rising rents in the mid-levels! DB seems really quite cheap - a nice 2 bedroom place in Chianti (a brand new block, with "5* facilities/decor) for $15K inclusive seems pretty good to me. Older places of similar size are only $11-12K

I'm still trying to come to terms with going back to a 1 hour commute rather than 15-20 minutes though.

Smog, you get used to the commute after a short period and it can actually be quite enjoyable have twenty odd mins in the morning to read the paper and the like.

It takes me over an hour to get to work, door to desk. Sometimes I dont mind, but most of the time its a pain. A pain I'm happy to endure to live cityside rather than TC, and save myself the horror of seeing the office from my bedroom window.

I hear on the grapevine that there are major quality issues with Siena II and Chianti, but no personal experience with these particular developments.

900-odd gross. Which is about what I have now in mid-levels for 19K (My mid-levels place is overlooked to the extent that I never open the blinds). The net seems big enough from the plan and from Mrs smog's description. I will be visiting this evening to check it out.

What's the problem with the lobby? Mrs smog says it is like a posh hotel.

Why would it? All it might do is encourage me to get the last MTR (TC) / a specific ferry (DB) home, which would probably be good for my liver.

yes, but you have to get the escalators up to make it there. If they're operational of course.
If you get home after 8 or 9pm you have to ask the guard to activate it, considering you find one of course.
Coming down will always be stairs.

For a 900sqf you could get a nice one in siena two as well, with a good view over the bay as well, think they go about 12k for the moment.

Thanks for the tip on the escalator - how many steps up is it? And why oh why for a prestige apartment block can't they make the escalator auto start?

All the agents are saying there are very few properties around at the moment (they would say that wouldn't they?) but residents seem to be saying that half the flats in DB are empty! I wish I knew who to believe.

Siena Two 900sq.ft is 2 bedroom (which in practice means one for Mrs smog's wardrobe / dressing room)?

They always say that...

The agent is never really on your side, as their commission benefits by getting the best deal for the landlord, not the tenant.
Normally a good idea is to chat with a few friendly faces on DB plaza and find out the real story on current rents etc...

I realise that which is why I have an agent with whom I always make either a fixed price deal or one which incentivises her to get the price down (e.g. $7.5K + $1K for every $1K below $15K in rental).
