My arse it's a sterling job.. the lad is never there and when he is he is doing SFA.... I have left some rubbish in the back fire escape for over a week now and ain't nothing being touched... shirly it's his job to carry fooking rubbish down to the street.. for 600 dollars one would hope anyway

Our building is similar to yours, Paps, 21 floors and two flats per floor. Two girls come at 3am every night to take away the rubbish, and wash all the stairs and landings. Great service. But the watchman downstairs is as grumpy as they get.

Who do you write your management fee cheque to? Most likely that company will be the Incorporated Owners Association which you need to contact.

The information you are seeking will not be in a deed which is a transfer of ownerhship document only.
The Incorporated Owners Association will likely contract with a management company to maintain the day to day of the apartment premise. Contact the owner association and request for the list of service that will be provided.

Usual services include: Garbage disposal (floor to street collection service if there is no garbage shoot on each floor), cleaning of common areas ( lift, corridors, garage, lawns, swimming pools, club house), lighting of common areas, repainting and upkeep of the building structure and public TV antennas maintaince etc.

Posting up a note indicating which tenant is late on payment is a normal practice. Withholding payment may allow them to charge you interest or penalty. It is better to pay first and then get it back in small claims court.

Complain to the old man you mentioned, date it and put it in writing, English will do, if you can get him to sign it, even better. Then fax it to the Owner Association.
