Its finally time, the lill one is getting bigger, myself too, etc etc. so we need a bigger space. we seek something with 3 bedrooms, pref also a amah quarters, size 900 feet and up. with 5 people (sometimes 6) and 2 cats we need the extra space desperately.

budget 15 K

am i really doomed to tung chung, sai kung, outlying islands or is there still hope somewhere on HK island or Kowloon but within reasonable distance of HK South side?

any suggestions, pls let me know.

I think your doomed to moving towards the 'sticks'...

We're 5 peeps, sometimes 6 and often friends kids staying over w/my 2 kids. No animals, except myself..

I just got a 4 bedroom (master w/en-suite, 2 main bedrooms and 1 smaller bedroom suitable for amah, 2nd bathroom). Size is 1088 sq ft, 15k inclusive of management and gov't rates/rent, split air-cons, nice kitchen and deco...

But - - - - - - - - - - it's in "HK Lite" (Disco Bay)!

I think its 1050$ for a 50 trip ticket (or 25$ per individual traip)...The internal bus is 3.5$/trip

problem for me would be this:

internal bus to ferry pier
ferry to central
finidng a bus to stanley

this will take me like forever to get to and from work with waiting times included

What about Kennedy Town/Sheung Wan? No idea what public transport is like from there to Stanley, tho.

Perhaps Whampoa Garden (Hung Hom) or Tanner Garden (North Point) with some serious, serious bargaining...

KT, you can find bargains in Sheung Wan. I pay half your budget and I have a 2-bedroom place with roof garden and sea view. You need to negotiate hard though.

You can surely get that in Chai Wan, and catch a minibus direct to Stanley. Oh but do they have 900+ flats there I dunno...

Surely can you not find something that price in Aberdeen? Not South Horizon or that sort though.
On the other hand, not even Lamma can you find a place now, it's not about the price, it's that there isn't much going on in the rental market. Tooo many people moved here recently and now it's nearly over populated!

Lamma is way crowded now yes and what i dont like, is house are build centimeters apart, whats the point? apart from that moving to Lamma will cost a fortune

Looking in scmp property the cheapest rents on offer, $16 -$19 a sq foot.are Chai Wan, Shau Kai Wan, Western, followed by Shatin and Tai Po.

If you can stretch to nearer $20/- there are still flats available in Causeway Bay, close to Excelsior and Park Lane hotels, which are spacious and good price. I have 1600 sq foot here for $18/- but rent negotiation is due in a few mnths, so no idea yet what landlord will want after a three year period.(and get a local to do the bargaining, when landlord sees a white face interested, price increases a lot).

Sai Kung you will definitely get something but it is quite far to travel.
Mui Wo but again it is a ferry ride.
Yuen long but again I think too far.
What about the Gold Coast

Gold Coast to Stanley is like a day trip in Hong Kong for tourists.
