Well if you can survive on HKD21,000 a month, or HKD252,000 a year, then if you statistically will die in 34 years time you need a pot of HKD8,568,000. However then you need to consider a number of what if's, what if you house in Sai Kung needs some urgent maintenance, what if you get sick, need to travel, tax, or have some other emergency bills. You need to build in a safety margin that you are comfortable with. Personally I would need an extra 50% so I would be looking at HKD12,852,000 - but it is a subjective number.

What about working part-time, what about sending your g/f out to work, etc etc etc.

How can you possibly say you could live on ~20,000 hk$ a month for the rest of your life!!!!

I might be able to do so for a few months but then i would get bored bored bored !! So you are 44 years of age and you are willing to give up holidays, gadgets, treats, presents etc for the rest of your life ? Rather sad really.

I think if you have 5 mil in the bank at the age of 44, then you have no real problems.

Yes, but it's not enough to retire on.

Would anyone invest the $4M on a place in Shanghai or Shenzhen?

No - for various reasons including not having a clue how the China govt will manipulate it's economy to having very little idea over the build quality of a building and recourse to law if anything ever goes wrong.

How about blowing it all on booze, fags, and wanchai hookers? At least you'll die with a smile on your face (if not a flipper).
