And so it seems, we've all been proved WRONG yet again, the 'schmuck' has fallen for it......in the SCMP today:

Sino Land sold more than 800 units at Palazzo over the weekend at between HK$4.0M - HK$65.8M each ! The project has 1,375 units........so that's rather a lot of billions in Sino coffers I'd say !!!

Sadly Paps, the rich over here don't actually buy at that price (HK$65.8M) to get the real deal or actually live in it, they simply buy to flip-it to some other rich twonk for HK$5.0M profit ! So many luxury high-end properties in HK, never actually get lived in by their owners....simply get put as growing assets on company books and flipped according to market demands ! Also, don't forget these days with the deals, only 10% deposit down i.e. HK$6.5M for rich individual, he'll likely sell it on for HK$70M+ way before completion of the project !

Whatever...

After a spectacularly s**tty week at work, I got home at 9pm on Friday to a letter from my landlord, terminating my lease as he wants to sell the property.

His rep called this morning to say they are willing to delay sale of the flat for a year IF I am prepared to pay an increase in rent of over 65%, effective immediately.

I politely informed the bloke that as my contract is still valid until April 2009, I was not prepared to renegotiate any terms, particularly to pay him 65% more for exactly the same thing, so if the landlord wished to terminate in order to sell or re-let at a higher rent, that was his prerogative.

The greed levels among landlords can be unbelievable, it must be said.

Terms of my lease is 2 months either way.

I managed to bargain them down to double... hardly an acceptable situation though so I won't be able to stay here for more than six months.

I was out of contract, and nowadays, as a tenant, you have practically no rights.

Meanwhile, in a previous life as a landlord for a flat in London, I'd get emails from our management company on behalf of the tenant asking us to buy a new shower curtain for them as that was our responsibility.

Ffs.

right, so your lease is not valid until april 2009 - more like july 2008.

I know people who's rates are going up by over 100%. We are just renewing ours and i think i'll be stuck for +30% which as bizarre as it seems feels OK - but that's only because of the other increases people are being forced to consider.

I wouldn't mind if salaries here were going up in line but of course they are not.

Signed a two-year contract in April 2007, with option for either side to terminate after 12 months with 2 months' notice.

All this would feel a lot different if we were getting corresponding pay rises at work... but we aren't. So who tf are the people who can afford to pay the hiked rates? I'd like to meet them.

Just that landlords are a bunch of bastards, and they seem to regard the deposit money as their own as soon as it's in their grubby little hands. Use your deposit in lieu of the last two months rent if you can.

The reason I bought a rabbit hutch early this year was cos the rents were going up and buying the cube would be less monthly payments.

What did I do to deserve this?

"If you can"... that means just not paying rent for next two months without clearing it with them first? I'm pretty sure if I ask if it's okay to use deposit in lieu of rent, they'll say no cos they'll probably come up with bogus "repairs" etc to dock out of my deposit.
