I know its a ways off ,but my flat has been sold in Soho and I would love to line up another for end of October...will have good ref from current landlord...don't want dark ,dirty and prefer sea view ,western kitchen and bathroom ..something in Grandview Gardens or similar would be great under $9.5K

can still 9.5K take one in a description like that, I think now in sea views you have to at least get it over 10K. well it depends where the location. Try SCMP during sundays...

Would it have to be on HK island as there are some great places in Mui Wo that are cheap, accessible to HK and a dog lovers paradise. Maybe take a look there if it's convenient for you.

That kind of budget is going to handicap you in your search, unless you like broomclosets...
Ciderqueen is right, check Mui Wo or Discovery Bay where rents can still be reasonable, seaviews are plenty, and the dog is welcome...
.
The problem with instant gratification is that it takes too bloody long...

May be able to leave dog in Australia with son,for longer..can't face life off HK island I'm afraid..
Any flats going in october in bridges St area or similar?
