i'm rentning a fully furnished top floor of a house, and just had the fridge die on me. my landlord's been great, and since he lives out of town, agreed to let me shop for a new fridge (within a preset budget) and deducted the total from my next months rent. now he's saying that while he's ok with buying the new fridge, the 'protocol' in Hong Kong for furnished apt's is for the landlord and tenant to split any appliance replacement costs 50/50, and any future purchases will follow this 'protocol'. Anyone else have experience with this? Is this true?

hi,
I reckon your Landlord is having a laugh, and don't worry many try it on.
Assuming the landlord provided the furnished apartment including the fridge, it is the landlords responsibility 100% - and NO there is no 50/50 "protocol" unless it is detailed in the lease.
Occasionally difficulties do arises where the lease states that the tenant is responsible for "maintenance" - e.g. if the air conditioner burns out becasue the tenant didnt conduct regular filter cleaning then in theory the tenant would be liable for replacing the air conditioning unit.
We will consume 85 million barrels of oil today, what's going to be left for tomorrow?
