Familly of three is looking for 3 bedroom apparts in Leighton hill, or Repulse bay or Middle level, for late august or early september in HK island;budget around 60k hkdollars per month, the property should not be too far away from blue pool rd where is french school. Tennis and bid swimming pool needed. Car park necessary Calm and better sans vis a vis

err, not too many Landlords reading posts here mate... only way you'll find something is by actually coming here and looking for yourself. You should be able to get something adequate for that buget... nothing at all fancy though.

Leon> Just a suggestion but you might want to remove your telephone number from your original post so you don't get spam calls but then again, it's international so maybe you'll be ok? Like xpat-Aussie said, it's usually "better" if you come over first before going to look for a flat because then you can experience firsthand what the location is like and whether it offers all that you require. Quite a few people will stay in a hotel or serviced apartments for the first month or so and then use that time to become familiar with Hong Kong and also go flat hunting. Good luck with the flat hunting!

lol... 3 bedrooms for 60K will only get a fairly basic apartment in the areas mentioned. Not many 3+ bedders around in the newer buildings, and those that are, are bloody expensive.
Besides, Shaz, I deserve to be spoiled! Fancy's not all about the size, modernness (is that even a word?) facilities, location etc... For a good size house on the peak, you're looking at over 150K/month. 4 bedrooms in mid levels in an old building will fetch around 50K+.

I visited many 3 bedrooms in mid levels, Pok Fu Lam... for 15K+ a month. The estates had swimming pool, gym, sauna... Of course the bedrooms were HK style.
For 30K, you can have a 3 bedrooms flat in Repulse Bay (with full seaview...) with a bathroom for the 2 main bedrooms... (+ swimming pool, bla bla bla)
If you avoid areas like the Peak, you can almost have a palace for 60K. I'll contact you Leon and give you a contact in HK who can help you.

Can't see the pics mate... but I find it very difficult to beleive any sort of decent place in Dynasty Court would go for <60K. Even if it's not inclusive. I looked at that building when I came here and didn't like it. A bit tacky the way the public areas (inside) are overdone, but I can tell you there was nothing good for under 80K/month (and they were low level units). Unless of course we're talking about a differnt Dynasty court?
As for 15K 3 bedder in Mid levels, I find that impossible to believe, maybe I'm jusynaive here, but I looked at stacks of places. As I said, don't shoot the messenger, I have no idea why people get their feathers ruffled when I talk about rental prices in HK. You can get something for 8K/month, right up to >350K/month. With a 60K allowance, this dude is expecting something pretty good, and large (3 bedrooms). I looked at dozens of places where the rooms where so small that almost none of my furniture would fit. I use a spare bedroom as an office and my desk would not physically fit in almost every "bedroom" I saw, my bed (Queen size) would not fit, or would be a very tight fit in almost every one as well. I need room mate, and lots of it!

Just the "nothing at all fancy" when talking about a 60K flat...  You can find very nice stuff without paying 60K. Don't have to go to a Dynasty Thing...
As for the 3 bedrooms flats I was talking about, you could fit a queensize bed in them... but nothing more!  (after all, was only 15K flats)
Anyway, I suggest to go through an agency, which will find whatever you want within a budget. When you're willing to pay 60K a month for the rent, you can afford giving 1/2 month agency fees to find the flat for you.

I've lived in a 15k 3 bed flat in a 30 year old building in Bonham Road. 1500 sq. ft.
It is possible.

we are in Discovery Bay, right near the plaza... we have a smallish (960') flat with 3 bdm BUT we have 750' of garden in the front and another garden in the back for our privat use!
we pay..... $21 000 inc.
can't imagine what we'd get here for $60,000!!!!!!!!
