i always aim to take off a few k and go from exclusive to inclusive... whether you'll have any luck is another matter altogether... tell your agent what will get the deal done for you and let them have the battle on your behalf.

if the rates and management fee are inclusive, find out what the value is. it might not be as high as you expect and getting rent free periods are a good option. however having th landlord pay all the charges is helpful and save you a lot of hassles and might not eat into an allowance

Don't pay the management fees or the government rates. Look at alot of flats to see what prices are like. The more expensive the flat, the more negotiating room you have. You can negotiate a few thousand off a 25000 flat, but not a 10000 flat.

p.s. It is not in your agent's best interest to get you a lower price when their commission is based on your monthly rent.

Sucess depends on the landlord, the property (how long has it been empty?) market conditions, etc. if you can point out equivalent units, or better appointed units at lower cost it all helps make a case. Having said all that gotta agreed with MBD - usually a lot easier to secure a rent free period than trying to lower the monthly rent that is officially on record.

if you are going to sign a big lease go to the place at different times of the day to check the noise and smell. i have koved to places only to discover the neighbours are noisy and cook smelly food. in one place i could not sleep because there were rats in the false ceiling. gross out. so yeah, check the false ceilings too and look under sinks and gas cookers.
