I'm considering selling a UK property, and have been quoted 0.5% plus VAT as an agency commission. Any idea how this compares with market rates, or any tips for reducing it?

A two bedroom apartment in West London. I haven't made my mind up whether to go ahead but am getting valuations.

Interesting topic (and discussed in Freakenomics) about how to get them motivated to get the maximum selling price for your property.

Let's say the property has an asking price of 500,000. For each 10,000 above this you earn the full 10,000 whilst the agent only earns 50 quid. If you were an agent would you bother making all those extra phone calls + viewings just to earn 50 quid?? I wouldn't.

We are thinking of selling out house to and once the agent has told us the price to market it at i'm thinking of offering a (say) 60/40 split on anything he gets above that.

.5% is pretty standard. I think the idea of a split for any extra is a fab idea. I will remember that one for later.
